This page consolidates the disclosures we owe residents, business owners, and donors who interact with welcometowestgeorgia.com — covering Fair Housing, the real-estate brokerage relationship, the founder’s dual role, affiliate links, and sponsorship mechanics.

Real Estate Brokerage Relationship

Real-estate listings and lead capture on welcometowestgeorgia.com are surfaced by Chad Coleman Jr., a licensed Georgia real estate agent (License #430750) acting through Real Broker LLC, 800 Battery Ave Ste 100, Atlanta, GA 30339. Real Broker LLC is a Georgia-licensed real estate brokerage.

When you submit a real-estate inquiry through the Site, you are contacting an agent affiliated with that brokerage, not Welcome to West Georgia as a stand-alone platform. Brokerage representation, agency disclosures, and any compensation arrangements are governed by the agreements you sign directly with the brokerage and the agent.

Founder Dual-Role Disclosure

Chad Coleman Jr. is the founder of Welcome to West Georgia and also a licensed Georgia real estate agent. He may stand to benefit both as platform operator (subscription revenue, sponsorship campaigns, advertising) and as a real-estate professional (commissions on transactions where he represents you).

Whenever this dual role could affect a recommendation — for example, surfacing a property where the founder is the listing or buyer’s agent — we aim to flag that relationship clearly within the listing or inquiry context.

FTC Affiliate / Order Online Disclosure

Some pages on the Site link to third-party ordering platforms (DoorDash, UberEats, Toast, ChowNow, and similar) through our /api/order/[businessId] redirector. The redirector logs the click for the listed business so the business can see in their Operator Digest how often residents tap "Order Online."

Welcome to West Georgia may receive a referral fee from some of these platforms. Where that is the case, we treat the link the same way we would treat advertising: it does not change which businesses we feature, and it does not affect the editorial coverage we produce.

If we ever introduce broader affiliate links (Amazon, gear, etc.), we will label them clearly within the surrounding content.

Sponsorship Matching and Geo-Gating

Community Sponsorship campaigns let residents fund a cinematic reel for a non-claimed local business. Welcome to West Georgia matches every dollar contributed by the community, dollar-for-dollar, up to a maximum match of $137.50 per campaign. The total production cost recognized per campaign is $275.

Match dollars are virtual until a campaign succeeds. No money moves out of WTG until the community threshold is met and reel production is authorized. If a campaign does not reach its threshold within 90 days, every donation is refunded in full.

Sponsorship donations are accepted only from Georgia residents. We enforce a geo gate at checkout based on the billing address Stripe verifies.

Sponsorship donations are not tax-deductible. Welcome to West Georgia is not a 501(c)(3) at this time.

Sponsored vs. Organic Content

Welcome to West Georgia produces both editorial coverage (videos, blog posts, city pages) and paid coverage (cinematic reels delivered to Featured and Anchor businesses, sponsored sections of the Operator Digest). We aim to make the distinction obvious — paid placements are surfaced inside the business’s own listing or as clearly tagged "Featured" / "Anchor" content.

Editorial coverage is not pay-to-play. We do not accept payment to write a blog post, produce a city-page section, or issue a press mention. If a business provides goods or services to us in exchange for editorial coverage, we will disclose that within the piece.

Updates

These disclosures will be updated as we add new categories of paid placement, new affiliate relationships, or new compliance requirements. Material changes will be posted here with an updated effective date.
