Disclosures

Effective June 17, 2026

This page consolidates the disclosures we owe residents, business owners, and donors who interact with welcometowestgeorgia.com — covering Fair Housing, real-estate advertising, how we operate the platform, affiliate links, and sponsorship mechanics.

Equal Housing Opportunity

Welcome to West Georgia operates in compliance with the federal Fair Housing Act. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or any other class protected by applicable federal, state, or local law in the sale, rental, financing, or advertising of housing.

If you believe you have been the victim of housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development at 1-800-669-9777 (TTY 1-800-927-9275) or hud.gov/fairhousing.

Real Estate Advertising

Welcome to West Georgia is a media and advertising platform. The real-estate listings, new developments, and agent profiles on the Site are advertising placed by or on behalf of third-party real estate agents, brokerages, builders, developers, and property owners. Those advertisers are solely responsible for the accuracy of their listings and for any representation, agency relationship, or transaction that results.

Welcome to West Georgia is not a real estate broker, does not provide brokerage services, and does not represent buyers or sellers. When you submit an inquiry about a listing, your contact information is routed to the agent, brokerage, developer, or owner advertising that listing so they can follow up with you directly.

Equal Housing Opportunity. All real estate advertised on the Site is subject to the federal Fair Housing Act, which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin. Welcome to West Georgia does not knowingly accept advertising for real estate that violates the law, and all dwellings advertised are available on an equal-opportunity basis.

Platform Operator Disclosure

Welcome to West Georgia is owned and operated by its founder, Chad Coleman Jr. The platform earns revenue from advertising, subscriptions, and sponsorships — including featured listings, developments, and agent profiles in the Homes section.

Paid placements are advertising and are surfaced as such. They do not change the independent editorial coverage we produce, and they do not create any brokerage, agency, or representation relationship between you and Welcome to West Georgia.

FTC Affiliate / Order Online Disclosure

Some pages on the Site link to third-party ordering platforms (DoorDash, UberEats, Toast, ChowNow, and similar) through our /api/order/[businessId] redirector. The redirector logs the click for the listed business so the business can see in their Operator Digest how often residents tap "Order Online."

Welcome to West Georgia may receive a referral fee from some of these platforms. Where that is the case, we treat the link the same way we would treat advertising: it does not change which businesses we feature, and it does not affect the editorial coverage we produce.

If we ever introduce broader affiliate links (Amazon, gear, etc.), we will label them clearly within the surrounding content.

Sponsorship Matching and Geo-Gating

Community Sponsorship campaigns let residents fund a cinematic reel for a non-claimed local business. Welcome to West Georgia matches every dollar contributed by the community, dollar-for-dollar, up to a maximum match of $137.50 per campaign. The total production cost recognized per campaign is $275.

Match dollars are virtual until a campaign succeeds. No money moves out of WTG until the community threshold is met and reel production is authorized. If a campaign does not reach its threshold within 90 days, every donation is refunded in full.

Sponsorship donations are accepted only from Georgia residents. We enforce a geo gate at checkout based on the billing address Stripe verifies.

Sponsorship donations are not tax-deductible. Welcome to West Georgia is not a 501(c)(3) at this time.

Sponsored vs. Organic Content

Welcome to West Georgia produces both editorial coverage (videos, blog posts, city pages) and paid coverage (cinematic reels delivered to paying businesses, sponsored sections of the Operator Digest). We aim to make the distinction obvious — paid placements are surfaced inside the business’s own listing or as clearly tagged sponsored content.

Editorial coverage is not pay-to-play. We do not accept payment to write a blog post, produce a city-page section, or issue a press mention. If a business provides goods or services to us in exchange for editorial coverage, we will disclose that within the piece.

Updates

These disclosures will be updated as we add new categories of paid placement, new affiliate relationships, or new compliance requirements. Material changes will be posted here with an updated effective date.
