Lease-up and absorption are compounding — the work in month one keeps paying off in month six. A minimum term lets us front-load video production and build always-on ad momentum instead of restarting every 30 days. It also protects your exclusive market lock.

How does the ad spend work?

Transparent pass-through. The baseline spend ($1K-$3K/mo depending on package) goes directly to Meta, Google, and YouTube — we don't mark it up. Our fee covers the cinematic production, landing pages, reporting, and campaign management.

What about national portfolios or 200+ unit pipelines?

That's our Enterprise tier — custom, starting at $10K/mo on an annual contract. Everything in Master-Planned across multiple properties, plus a dedicated Account Manager, quarterly executive reviews, co-branded press, case-study production, and API access. Reach out and we'll scope it.
