How long does the engagement typically run?

Lease-up and absorption are compounding — the work in month one keeps paying off in month six. We scope duration to your absorption timeline on the call, so you only commit to what makes sense for your phase.

How does the ad spend work?

Transparent pass-through. The baseline spend goes directly to Meta, Google, and YouTube — we don't mark it up. Our fee covers the cinematic production, landing pages, reporting, and campaign management.

What about large portfolios or 200+ unit pipelines?

For large portfolios we build a custom program — multiple properties, a dedicated account manager, quarterly executive reviews, co-branded press, case-study production, and API access. Reach out and we'll scope it.
